Terms & Conditions

Welcome to Agandau House. By confirming a reservation, guests agree to the following Terms & Conditions, which are in place to ensure a safe, enjoyable, and seamless stay for all parties.

 

1. Booking & Payment

  • A booking is confirmed only after the required deposit or full payment has been received.

  • Agandau House reserves the right to decline any reservation at its discretion.

  • Rates may vary based on season, availability, or promotional offers, and are subject to change without notice until a booking is confirmed.

 

2. Check-In & Check-Out

  • Check-in: 2:00 PM

  • Check-out: 11:00 AM

  • Early check-in or late check-out may be permitted subject to availability and may incur additional charges.

 

3. Guest Identification

  • All guests must provide valid identification (passport or national ID) at check-in.

  • The number of guests must not exceed the number declared at the time of booking.

 

4. Child Policy

  • This property is primarily designed to cater to adults. We do not provide cots, extra beds, or child-specific facilities. As such, families with young children should note that the accommodation and amenities are not tailored for children.

 

5. Cancellation Policy

  • More than 30 days before arrival: Full refund minus any bank/processing fees.

  • 15–30 days before arrival: 50% cancellation fee applies.

  • 14 days or fewer before arrival or no-show: No refund; full amount will be charged.

  • Date changes are subject to availability and may be treated as a new booking depending on timing.

 

6. Security Deposit

  • A refundable security deposit may be required at check-in.

  • The deposit covers any damages, breakages, or violations of villa rules.

  • Deductions, if any, will be communicated before the deposit is returned.

 

7. Villa Use & Conduct

Guests agree to:

  • Maintain the villa and its contents in good condition.

  • Use the property responsibly and respectfully.

  • Refrain from loud music or disturbances, particularly after 11:30 PM (local regulations may apply).

  • Not engage in illegal activities on the premises.

Agandau House reserves the right to remove guests who violate property rules without refund.

 

8. Parties & Events

  • Parties, gatherings, or commercial events are not permitted unless explicitly approved in writing prior to the stay.

  • Additional fees may apply for permitted events.

 

9. Smoking & Pets

  • Smoking is not permitted inside the villa.

  • Pets are not allowed unless otherwise arranged and confirmed in writing.

 

10. Loss, Damage & Liability

  • Guests are responsible for any damage caused during their stay.

  • Agandau House is not liable for:

    • Loss or damage to personal belongings

    • Personal injury caused by guest negligence

    • Events beyond reasonable control (weather, power outages, etc.)

Guests are encouraged to secure travel insurance for their stay.

 

11. Safety & Security

  • Guests must follow villa safety rules and guidelines.

  • The villa contains features (open water areas, elevated sections, etc.) that may not be suitable for young children.

  • Agandau House is not responsible for accidents resulting from guest negligence or misuse of facilities.

 

12. Force Majeure

Agandau House will not be held liable for circumstances beyond its control including natural disasters, political unrest, epidemics, or government actions. In such cases, date changes may be offered where possible.

 

13. Governing Law

These Terms & Conditions are governed by the laws of Sri Lanka, and any disputes shall be resolved under Sri Lankan jurisdiction.

 

14. Acceptance of Terms

By booking and staying at Agandau House, guests confirm they have read, understood, and agreed to these Terms & Conditions.
